What fees do you charge for letting/selling my building?



As a general industry guide fees on a sole agency basis are as follows:-
  • Lettings/Assignments - approximately 10% + VAT of 1 year’s rent.
  • Sales - 2% + VAT

What do the abbreviations/definitions mean that I often see in commercial agency particulars?

GIA   Gross Internal Area.  This is the general definition of the measurement of industrial/warehouse property, ie  essentially all that area within the internal faces of external walls and includes all internal walls, wcs, stairways, halls, corridors etc.
NIA   Net Internal Area.  This is the normal method of measurement for office premises and is essentially the net usable area of a building and as such excludes wc accommodation, internal walls (structural), halls, corridors, passageways etc.
RETAIL ZONING   This is the normal method for measuring retail premises.  The first 20ft depth from the frontage is Zone A, the next 20ft Zone B, the next 20ft Zone C  and so on dependent upon the total retail depth of the property.
FRI   Full Repairing and Insuring lease.
RENT PA EX   This is a reference to the rental per annum exclusive of all outgoings including rates, repairs, insurances etc.
ALIENATION   This sets out detail of whether the property can be assigned or sub-let. 
TERM   The length of the lease.
INSIDE/OUTSIDE ACT   Whether the lease is protected or not by the provisions of the Landlord and Tenant Acts.
